Our client, a <strong>well-established Canadian real estate investment and property management</strong> organization, is seeking a <strong>Financial Analyst</strong> to join their growing finance team. With a diverse portfolio of commercial and retail properties across Canada, the organization offers a collaborative and dynamic environment where employees are encouraged to take ownership of their work and contribute to continuous improvement initiatives.<br>Reporting to the Accounting Manager and working alongside a team of experienced accounting professionals, the Accounting Analyst will play a key role in financial reporting, tenant recoveries, variance analysis, budgeting, and portfolio accounting. This opportunity is ideal for an accounting professional who enjoys working cross-functionally, thrives in a fast-paced environment, and is looking to further develop their expertise within property accounting.<br><strong>What our client has to offer:</strong><ul>	<li>Exciting compensation package 	<li>Annual performance bonus 	<li>Great vacation and comprehensive health, dental, and vision benefits	<li>RRSP matching program	<li>Flexible work schedule 	<li>Hybrid work arrangement (3 days in office, 2 days remote)	<li>A collaborative, team-oriented culture with opportunities for professional growth and development</ul><strong>Responsibilities:</strong><ul>	<li>Ensure accurate financial records, controls, and reporting for an assigned portfolio of commercial and retail properties	<li>Prepare and analyze monthly financial statements, balance sheet reconciliations, and income statement reviews	<li>Complete detailed variance analysis of revenues and expenses	<li>Prepare monthly and quarterly reporting packages and supporting working papers	<li>Set up and maintain tenant leases and profiles within Yardi	<li>Manage electronic fund transfer (EFT) setups and maintenance	<li>Prepare CAM, tax, and chargeback recovery adjustments in accordance with lease agreements	<li>Participate in annual budgeting and year-end processes	<li>Monitor and reconcile accounts receivable, tenant ledgers, and prepaid rent accounts	<li>Process and monitor pre-authorized payment invoices	<li>Collaborate with Leasing, Operations, Mortgage Finance, and other internal stakeholders	<li>Support special projects and process improvement initiatives as required</ul><strong>Qualifications:</strong><ul>	<li>Related post-secondary education and a minimum of 3 years of relevant accounting experience, or 5+ years equivalent working experience. 	<li><strong>CPA designation or active pursuit of a designation </strong>is considered an asset	<li>Strong communication and interpersonal skills with the ability to work effectively across multiple departments	<li>Demonstrated ability to manage competing priorities, adapt to changing business needs, and take ownership of responsibilities</ul>This posting is for an open vacancy currently available within our client's organization.
